Republic Enterprises, owned 50/50 by Jim Robertson and Jason Retterath, owns General Crane yards in Houston and near Atlanta, as well as two mobile home lots adjacent to General Crane’s Pompano Beach headquarters.
Houston Property
Republic Enterprises, LLC recently purchased the property at 4000 Oates Rd. in Houston, Texas. The company, which is co-owned by Jason Retterath and James Robertson of General Crane USA, received a $1.6 million loan from Allegiance Bank Texas to acquire the building and land.
According to a write-up on the purchase, the list price for the property was $2.1 million, although the parties involved did not reveal the ultimate sale price. Also noted, the building had “some minor environmental issues carried over from the 1950s.”
Georgia Property
Republic Enterprises purchased the Georgia crane yard at 7735 Bishop Road in Fairburn for $2.2 million on June 29, 2007. In a seller carry back transaction, Republic took out a three-year mortgage for $1,936,000.
According to the Fulton County, GA Tax Assessor, the 2008 tax bill for General’s yard was $15,977.20. Republic Enterprises paid $15,609.90 in January 2009, but still owes $367.30 in interest and penalties.
Parkridge Mobile Homes
Republic Enterprises purchased two mobile home parks, Parkridge and Parkridge East, adjacent to General Crane’s headquarters in Pompano Beach. In another seller carry back transaction, Republic purchased the lots for $10,659,400 on February 28, 2007, taking out a $9 million mortgage from the previous owners. Retterath and Robertson are listed as guarantors on the deed.
The Parkridge Mobile Home parks consist of five parcels encompassing four street addresses in Pompano Beach: 1400, 1500, 1600 and 1640 NW 33rd Street. Republic Enterprises paid $44,256.23 in 2008 property taxes for four of these parcels in April 2009, but was over 6 months delinquent on the parcel at 1500 NW 33rd before finally paying the $64,794.21 fee on October 13, 2009.
In October 2007, Republic Enterprises mailed notices of rent increases to Parkridge tenants, to take effect in February 2008. Parkridge rates were increased from $400 to $525 (31.25%), while Parkridge East tenants went from $375 to $525 (40%).
On June 4, 2008, Republic Enterprises entered into a future advances mortgage for up to $1 million with Bank Midwest of Kansas City, MO, listing the Parkridge land as collateral. A UCC filed later in June 2008 listed Republic and Gulfstream Crane as co-debtors to the secured party Bank Midwest.
Republic put the Parkridge Mobile Home parks up for sale in early 2009 for $14,000,000, and the asking price recently dropped to $13,000,000. The property listing notes that the mobile home parks are subject to “Possible Future Industrial Re-Development.”
